Every contingency is a trade between protection and competitiveness. Deciding which to keep starts with knowing what each one is actually protecting you from.
Keep the financing contingency
Unless you are paying cash, this is the one that keeps a failed loan from costing you the deposit. Pre-approval reduces the risk; it does not eliminate it.
Think carefully about inspection
Shortening the inspection window is usually a better concession than waiving it outright. You keep the protection and still look faster on paper.
Waiving a contingency is not a negotiating tactic if you cannot afford the outcome it protects against.
